You will need planning permission if you want to build something new, or make a change to your building, such as an extension.  You also need it if you want to change use of your building, from offices to residential, for example.

 

A typical planning application will include existing & proposed site plans, floor plans & elevations, illustrated below.  These drawings provide a clear idea to the local authority for building approval. 

Application Fees

The cost of a householder planning application in England is £206. This application type is applicable for alterations to single houses,

The cost of pre-application advice varies. For projects such as a house extension, Level 1 might include written feedback & follow-up letter for a cost around £500. Level 2 could include a meeting with a planning officer for a cost around £800.
